Family, farm and small business tax
Accountant for Strathroy and Strathroy-Caradoc
Strathroy is a town of commuters, cash-crop farms and agri-food businesses strung along Highway 402, and plenty of families here have a foot in both worlds: a London paycheque on the T4 and a few hundred acres of corn and soybeans on the T2042. A&P Accounting & Tax Experts prepares the personal, farm and small business returns that come out of that mix.
Strathroy-Caradoc has grown quickly, to 23,871 residents in the 2021 census, up more than 14% in five years. We help newcomers file their first return here, sole proprietors keep their books straight, and executors settle rural estates where the farm is the biggest asset.
The drive to our downtown London office is about 30 minutes, but most Strathroy clients send their documents online and review their return with us by phone.

Our Strathroy clients
Who We Work With in Strathroy
Strathroy’s clients are as varied as the town itself. On any given week we might be working on a hybrid worker’s T777, a cash-crop farm’s inventory adjustment and a Front Street shop’s HST return.
Commuters Working in London
Hybrid workers who split the week between a Strathroy home office and a London workplace can claim a share of rent or mortgage interest, utilities and internet, but only with a signed T2200 from the employer.
If you moved here for a new job and now live at least 40 km closer to it than before, moving expenses may also be deductible.
Cash-Crop and Livestock Farms
Cash-basis reporting lets you time grain sales and input purchases around a tax year, but a loss year may trigger the mandatory inventory adjustment. We plan around both.
We also track AgriInvest deposits and withdrawals and Agricorp Production Insurance payments, so every program dollar lands on the right line.
Agri-Food Businesses and Main Street Shops
Strathroy’s agri-food sector keeps growing: Burnbrae Farms broke ground on a large egg grading facility in the Molnar Industrial Park in 2025, and suppliers, truckers and trades follow investments like that.
For the shops and service businesses along Front Street, we keep the books, the HST filings and the payroll records in order so year-end is not a scramble.
Families Settling an Estate
A rural estate often includes farmland, equipment and quota, and each has its own tax treatment at death. Ontario’s Estate Administration Tax adds $15 for every $1,000 of estate value above $50,000.
We prepare the final return and the estate’s T3, and help executors understand what is owed before any assets are distributed.
| Payment | When it is taxed |
|---|---|
| Production Insurance indemnity | Farm income in the year you receive it |
| AgriStability payment | Farm income in the year you receive it |
| AgriInvest: your own deposits (Fund 1) | Not taxed when withdrawn, since you deposited after-tax money |
| AgriInvest: government contributions and interest (Fund 2) | Taxable in the year you withdraw them |
Communities Near Strathroy We Serve
Strathroy merged with Caradoc Township in 2001 to form Strathroy-Caradoc, and our clients come from both halves of that municipality and the townships next door.
Strathroy itself, from the Front Street downtown to the newer subdivisions on the edges of town. Mount Brydges, the municipality’s second-largest community and the closest to London, about 25 minutes from our office. Melbourne on the southwest edge and the farm concessions of former Caradoc Township in between.
North and west of town, Adelaide Metcalfe and the hamlet of Kerwood are mostly farm country, where the Highway 402 interchanges put downtown London within about 40 minutes.

Strathroy Tax FAQs
Farm income, home offices and estates generate most of the questions we hear from Strathroy. Here are the short answers; call us for the long ones.
Is farm income taxed differently?
Yes, in three main ways. Farms can report on the cash method, counting income when it is received and expenses when they are paid, which gives you some control over the timing of tax.
Second, if farming is not your chief source of income, losses are restricted to a maximum deduction of $17,500 a year. Third, program payments such as AgriStability and Production Insurance indemnities are farm income in the year you receive them, so a big payout can land in a year you did not expect.
Can I claim my home office if I work from Strathroy for a London employer?
Only if your employer signs Form T2200 and you meet the CRA test: you worked from home more than half the time for at least four consecutive weeks, or the space is used only for work and regularly for meeting people. Since 2023 the flat-rate method is gone, so the claim uses actual costs on Form T777.
The drive down the 402 to your London workplace is personal commuting and cannot be deducted, even on days you also work from home.
Can you handle an estate that includes farmland?
Yes. At death, the deceased is treated as selling everything at fair market value, but farmland and quota used in farming can roll over to a child at tax cost, or at an elected amount that uses up any remaining capital gains exemption.
We prepare the final T1 return, the T3 estate return and the TX19 clearance certificate request, and work alongside the estate lawyer on the Estate Administration Tax filing. Our estate and trust tax returns for Middlesex County executors explain each step as it happens.
I commute from Mount Brydges. Do I have to come into London for my return?
No. You can upload your slips, sign the T183 electronically and review your return with us by phone. If you are already in London for work, you can also drop documents off at our Wellington Street office on a weekday or Saturday.
